How a purchase works

From first message to registered ownership

Seven steps, what you sign at each one, who pays for what, and how long it takes — whether you are in Batumi or buying from another country without flying in.

01Brief and shortlist
A call or a written brief: budget, city, purpose, timing. We come back with five to eight units that fit, each with price per m², expected occupancy and net yield — plus the ones we think you should skip.

02Viewings, in person or on video
Either a two-day viewing tour — we plan the route, you see six to ten units and both cities if you want — or live video walkthroughs with the camera pointed wherever you ask, including the lift, the parking and the street at night.

03Offer and reservation
We negotiate price and terms in writing. Once agreed, a reservation agreement takes the unit off the market — with the deposit refundable if the legal check finds a problem. That clause is not standard in this market; we insist on it.

04Legal due diligence
An independent lawyer — not on our payroll — pulls the title extract from the Public Registry, checks for mortgages, seizures, disputes and unpaid utilities, verifies the seller's identity and authority, and reviews the sale contract. You get the report before anything else moves. Nothing is paid before this comes back clean

05Bank account and funds
We book the appointment and go with you to TBC or Bank of Georgia; an account in your own name is usually opened the same day. Funds are transferred from your home bank, and we prepare the source-of-funds paperwork the compliance team will ask for.

06Notary, payment, registration
Signing takes about an hour at the notary, with a sworn translator if you need one. Payment is released at signing, ownership is registered at the Public Registry the same or next day, and you receive the extract with your name on it. Cannot come? A notarised power of attorney, limited to this one purchase, lets us sign for you — the most common route for our foreign buyers.

07Handover — and earning
Keys, meters read, utilities and service charge moved into your name, tax status registered if you will be letting. If you want the unit to work, we furnish it, photograph it and put it on the market — most apartments take their first booking inside two weeks.

Can a foreigner really own property outright?

Yes — freehold, in your own name, with no permit and no local partner. The exception is agricultural land, where the rules are different.

Do I need to fly to Georgia?

No. Most of our foreign buyers sign through a power of attorney limited to the one purchase. Coming once for viewings is still the better choice if you can.

What do I pay in tax?

No purchase tax. Rental income is taxed at 5% for individuals. Annual property tax depends on your household income and is often zero for non-residents.

Does buying give me residency?

Not automatically, and the thresholds change — we will tell you the current position honestly rather than sell you a promise.

Who holds my money before signing?

Your own Georgian account. We never take purchase funds through our accounts — only our commission, invoiced after signing.

Can I sell again easily?

Tbilisi resale is straightforward. On the coast it depends on the building — one reason we are picky about which towers we recommend.

Send us a unit you found anywhere. We will check the title. Even if it is another agency's listing. If it is clean, you will know; if it is not, you saved yourself a deposit.
