Getting started takes two weeks

Including furnishing, if the apartment is empty. We can handle that too.

Days 1–3Visit & written estimateWe see the apartment, check what it needs, and send the income estimate with comparables and the management agreement.
Days 4–10Prepare & furnishSmall repairs, furniture package if needed, linen and inventory, professional photography, keys and access sorted.
Days 10–14Live & earningListings published with dynamic pricing, or tenant search opened. First bookings usually land in the first fortnight.
Month 2 onStatement & payoutEvery month on the fifth: the one-page report and the transfer. Cancel with 30 days' notice, no exit fee.

How much do you take as your fee?

20% of revenue for short-term letting, or one month's rent as a placement fee plus 10% of rent as an ongoing management fee for long-term. Both are already deducted from the figures the estimate calculator shows you.

Can I cancel if it's not working out?

Yes — 30 days' notice, no exit fee.

How long until my apartment is actually earning?

About two weeks from a visit and written estimate to your first bookings or a tenant — including furnishing if the apartment is empty. First bookings usually land within the first fortnight.

Do you ask before spending my money on repairs?

Repairs over $100 are pre-approved by you before we spend it.

Short-term or long-term — which earns more?

Short-term usually pays more but needs active management — it's best for Batumi and central Tbilisi, where seasonal pricing does the work. Long-term is steadier, with less wear on the apartment and no involvement from you either way.
