What's the realistic net yield?
6–9% managed in Batumi on a short let, or 5–7% managed in Tbilisi on a long let. These are ranges from comparable managed units, not projections — Batumi needs active management and has a real low season, Tbilisi is steadier with 2–6 weeks of vacancy a year.
What does buying actually cost beyond the purchase price?
For a typical $96,000 apartment: notary and registration around $250, independent legal due diligence $300–$600, our commission 3% on the buyer side, and a furniture package (2 rooms) $6,000–$12,000 if you plan to let it. There is no purchase tax and no ownership permit required.
What tax do I pay once I own it?
5% on rental income for individuals, and annual property tax of 0–1% depending on your household income — often zero for non-residents.
