Freehold ownership, no permit, from $54,000

Foreigners buy residential property in Georgia on the same terms as citizens. The work is everything around the purchase — title checks, the bank account, the power of attorney, the tax status. That is what we run for you, in your language.

Where the money actually comes from

Batumi pays in season and needs management. Tbilisi pays steadily all year. Neither is better — it depends on whether you want yield or calm.

Questions investors ask

Short answers. Ask us anything that is not here — before you commit, not after.

What's the realistic net yield?

6–9% managed in Batumi on a short let, or 5–7% managed in Tbilisi on a long let. These are ranges from comparable managed units, not projections — Batumi needs active management and has a real low season, Tbilisi is steadier with 2–6 weeks of vacancy a year.

What does buying actually cost beyond the purchase price?

For a typical $96,000 apartment: notary and registration around $250, independent legal due diligence $300–$600, our commission 3% on the buyer side, and a furniture package (2 rooms) $6,000–$12,000 if you plan to let it. There is no purchase tax and no ownership permit required.

What tax do I pay once I own it?

5% on rental income for individuals, and annual property tax of 0–1% depending on your household income — often zero for non-residents.

Do I need to travel to Georgia to buy?

No. Most of our foreign buyers come once for viewings, or sign entirely through a power of attorney with live video walkthroughs instead. Nothing is paid before an independent lawyer — not ours — has checked the title.

Batumi or Tbilisi — which should I choose?

Depends on what you want. Batumi's short-term let pays more (6–9% managed) but needs active management and has a real low season. Tbilisi's long-term let is steadier (5–7% managed), easier to exit, and the capital's market is deeper than the coast.

How fast is registration once I've decided?

One day at the Public Registry once the notary signing is complete.
