Cheaper on paper. Only worth it if the developer delivers.
Buying before completion costs 20–30% less than a finished unit and can be paid in instalments. The whole question is who is building it. We check the developer before we show you the project — and we say when the discount is not worth the risk.
Projects we currently work with
We are onboarding developers now — a project only appears here once it has passed the six-point due diligence below: land title, delivery record, company standing, funding, contract review, and a site visit. Tell us your budget and city and we will send you the ones that are not public yet.

If a developer fails any of them, we either negotiate the contract until the risk is covered, or we do not offer the project at all.

One sheet with every project that fits your budget: price per m², instalment terms, delivery date against the developer's actual record, contract penalties, and the yield we would expect on completion.
Questions about buying off-plan
Short answers. Ask us anything that is not here — before you commit, not after.
How much cheaper is off-plan really?
Typically 20–30% below a comparable finished unit, with 0% instalments over the construction period on most projects. That discount is the reason to buy early — but it only holds if the developer actually delivers.
Who pays your commission on an off-plan purchase?
The developer, not you.
What happens if a developer fails your checks?
We either negotiate the contract until the risk is covered — payments tied to construction stages, delay penalties written in — or we do not offer the project at all.
What are the checks before a project reaches this page?
Land title and permit, delivery history on every previous project, company standing (registry, litigation, tax debt), how construction is funded — bank financing versus pre-sales only — independent legal review of the contract, and site visits during the build.
How do you verify the building is actually progressing?
A photo report every quarter, and we walk the site ourselves before each instalment leaves your account.
What's the biggest single risk with an off-plan project?
Whether the build is financed by a bank or purely by pre-sales — that is the single biggest predictor of a stalled site, which is why we check it before offering any project.
